I thought it might be helpful for you to understand the showing process from my perspective. This way we are not wasting your time and we can make sure we are moving as efficiently as possible.

It is best to see a maximum of 6-7 homes at one time. After that, the houses just start to blend together.

The more time I can have to set appointments, the better a chance we will have to get into all of them the day we are shooting for.

As a rule of thumb, a days notice is ideal, but not necessary in all cases.  If a property has a tenant, then we have to follow landlord tenant laws and give 24 hours notice.

They would also have the right to stay until the end of their lease, so if you need a home might away, this may cause an issue.

Also, tenants are not as likely to keep a houses as tidy as most sellers will, and in some cases they do not roll out the red carpet like a seller will either.

I am typically up pretty early and shooting for a start time of 9 am is normally agreeable with most sellers.

I typically set a showing window of 30 minutes to one hour per house and I will never want you to feel rushed… but I may gently remind you of our schedule from time to time to keep us on track.

In most cases the owner will not be there, but if we do happen to meet a seller, it’s best to stay away from long conversations and also to put on a poker face.

Try not to tell them you love it, or anything like that because we want to secure the best price possible if you decide to make an offer.
