Here are 5 things to avoid once we place your home on the market.
Number 1 – Be careful not to overprice your home.
It is better to receive 10 offers because the price is right, then no offers at all because the price is above what the comps suggest.
Number 2- I know you will want to find a place to live, but don’t write an offer on a home until yours is under contract.
If you do, you may end up taking less than you want for your home.
Number 3- Let every showing request occur if possible.
It’s not convenient, but it could be the one buyer that wants it.
Number 4- Do your best to not be home for the showings.
Buyers need to be able to take their time and speak freely to their agent.
And finally number 5, if you are home for the showing, stay away from small talk.
Once they find out your motivation, then you lose leverage.
