Home inspectors are very thorough, and it is their job to find out everything they can to put in their report.

And sometimes these reports can be a little scary, but they are a critical step in protecting your investment.

There are three main parts to every inspection.

In addition to telling you all about the makeup of the house, like the construction type and the age of things, we will also find the following.

Cosmetic notes. The inspector adds these for informational purposes… but keep in mind, it is not likely a seller will paint a wall for you, or fix a crack in the sheetrock.

Then there are deferred maintenance notes.. Like, you should expect to get another few years out of the roof.

In most cases this is not a good reason to ask for a new roof, but it’s worth trying in some cases.

And last, there are actual deficiencies.

These are items that are broken both structurally, or mechanically. These are most likely the items we will ask to be addressed.
